What happens to solar panels when you move house?

In almost every case the panels stay with the house and become the next owner's, and they tend to be a selling point rather than a problem. The value does not simply vanish if you move before the system has paid for itself, because a good part of it is reflected in the home.

Solar panels and a home battery are fixtures, like a new boiler or a fitted kitchen, so they pass to the buyer with the property. The buyer inherits the lower running bills and, usually, a better EPC rating, both of which make a home more appealing to sell, not less. You do not take the panels with you, and you would not want to, removing them rarely makes financial sense.

The main thing to do is hand over the paperwork. Pass on the installation certificate, the manufacturer and workmanship warranties and any handover pack, so the new owner can keep the cover in place. We can help you pull that together if you bought the system through us.

If you funded the system on finance, the finance agreement is yours rather than the house's, so you would either settle it on completion or follow whatever your agreement allows, the same as any other loan. Worth checking the terms early if a move is on the cards.

If you are buying a house that already has solar, the one thing to check is who owns the panels. Most are owned outright with the home, but a small number sit on old "rent a roof" leases, where a company owns the panels and leases your roof. That is not a dealbreaker, but you will want to see the agreement before you commit, because it affects the roof and any future work.
